Dear Sir

Agreeable to your instructions, on Wednesday 24th inst.

I certify that I viewed the Freehold Farm called Bull Ing or West Leas, situate in the
Parish of Kirkby Malzeard in the County of York, and in the occupation of
Mr J. F. Dovenor, I find according to plan and particulars produced, the whole
comprises 91a 1r 8p (including roads) of arable and grass land (the larger portion
grass) together with stone built dwelling House in fairly good condition, a four stalled
stable and loose box recently built, also barn and other outbuildings which require
some repairs.

I value the whole say 91 acres at 27/- per acre equals £122 17s 0d from which I
deduct £8 Tithe, which leaves a net rental of £114 17s 0d which I take at 25 years
purchase gives a value of £2871 5s 0d
